The seller who went quiet on you back in March is usually closer to yes than the brand-new lead you're about to buy.
You don't have a lead problem. You have a follow-up problem, and this month it quietly got a deadline.
Two things happened at once in 2026. More distressed sellers started surfacing: foreclosure filings rose 21% in the first half of the year, driven mostly by FHA and VA loan stress. And the clock got faster: the average foreclosure now completes in 563 days, the shortest timeline since 2013. More motivated sellers, less time to reach each one.
Meanwhile, buying new leads keeps getting more expensive. Which makes the math almost embarrassing: re-working a lead you already own is five to ten times cheaper than buying a new one, and it converts three to four times higher, because that seller already knows who you are.
Here's how I'd run it. Take the seller who replied at 2:14 PM in March and went silent. You already paid for that lead. You already have consent. Instead of buying colder data, you re-open the thread with a low-key check-in, you catch the reply the moment it lands, and you keep a light follow-up going for as long as it takes. When their situation shifts, and on a 563-day clock it will, you're the one already in the conversation.
That's a job no part-time human can do across every channel for two months. A machine never gets tired and never quits on touch two. In my pipeline, Donna catches the reply, stays disclosed as an assistant, and keeps the conversation alive. I handle the close.
One more reason the old list wins right now: consent rules didn't get stricter this year, they got more confusing. The one-to-one rule was vacated and a big opt-out rule got pushed to 2027. In a murky environment, working leads you already own and already have consent from is the low-risk lane. Talk to your attorney about your specific outreach, but the direction is clear.

Before you buy one more lead, run the list you already own through the free Pipeline Grader. It shows the hottest leads you've ignored and puts a dollar figure on what you left on the table. We never store, sell, or message your list. → dealroute.ai/grader
